The Lakes at Dunes Park HOA

The Lakes at Dunes Park HOA is an Association founded for the purpose of managing and enforcing the covenants, conditions and restrictions specifically applicable to the 182 townhome units. Owners and renters of the townhomes must contact the Subassociation’s Board and/or management company regarding issues related to dues payable to the Subassociation, maintenance of the townhomes, utility services, etc.

The Lakes at Dunes Park, Inc. (the Townhome HOA) was incorporated on October 17, 2001 as a nonprofit corporation under the Colorado Revised Nonprofit Corporation Act. The Townhome HOA's membership is comprised solely of the owners of the townhome units. The Townhome HOA was formed for the purpose of (a) holding, maintaining, repairing and improving the Townhome HOA's common area properties and structures and (b) protecting and enhancing the quality, value, aesthetic desirability and attractiveness of the Lakes at Dunes Park through enforcement of the Townhome's Declaration of Covenants,

Conditions and Restrictions (Townhome CC&Rs).

Per Article 12 of the Townhome CC&Rs, all townhome lots are subject to both (1) the CC&Rs for the Dunes Common Interest Community (enforced by the Riverdale Dunes Metropolitan District) and (2) the Townhome CC&Rs. The Townhome HOA is the owner of all real property commonly held in and around the townhome property—including, but not limited to, the streets, land, roofs, sidewalks, driveways, etc. Consequently, the Townhome HOA is responsible for the maintenance, insurance and repairs associated with this real property.
